ADA requirements for apartment buildings

If you own or manage a rental apartment building, you need to make sure that it complies with the Americans with Disabilities Act (ADA). In this article, learn the basics of ADA compliance and how to ensure that your apartments meet all the requirements.

Understand the Requirements for Your Floor Plans and Bathrooms

When designing your floor plans for apartment units, it's important to understand the ADA requirements for accessibility. These include doorways that are at least 32 inches wide, hallways that are 40 inches wide, and wheelchair-accessible bathrooms with grab bars and sinks that can be easily reached from a seated position. Pay special attention to detail when creating or remodeling bathroom layouts to ensure that they are ADA-compliant.

Ensure That All Signs, Controls, and Hardware are ADA Compliant

It's important to make sure that all signs, controls, and hardware in your apartment building meet ADA standards. All of these items must be easy to reach and operate with one hand without overly tight grasping, pinching, or twisting of the wrist. Make sure all of your signage has compliant font sizes and letter heights, and use contrasting colors to provide visibility for people with vision impairments. Finally, elevators should have accessible buttons that are sturdy and operable using no more than five pounds of pressure.

Simplify Maintenance and Inspection Requirements for Compliance

To ensure that all areas of your apartment building are ADA-compliant and remain fully accessible, it's important to establish a routine maintenance and inspection program. This involves regularly checking for any defects in, or missing components from, all parts of the building, which must meet ADA regulations. Additionally, take the time to familiarize yourself with the ADA requirements, so you can quickly identify if there’s something not in compliance. By having easy-to-follow processes in place when doing an inspection or maintenance check, you can better ensure that no details are overlooked and give yourselves greater peace of mind that you're meeting ADA standards.
